PROBLEM

Soleace was approached by the Body Corporate to undertake remedial works to the façade of their building.

The building was adjacent to the water and as such showed signs of concrete spalling and surface pitting. The owners also reported that some of the windows were leaking and required attention.

SOLUTION

Soleace carried out a diagnosis of the building and provided to the Body Corporate a building condition report and a comprehensive scope of works to address all of the Body Corporate concerns.

The remedial works consisted of applying a new torch-on membrane to the planter boxes, address all concrete spalling, apply 2 coats of Emerclad liquid membrane to the entire façade and repair all leaking windows.

Building works were conducted into 2 stages so as to minimise disruptions to tenants.

The building had full height scaffolding and protections applied to the work areas to ensure that all appropriate workcover safety guidelines were met. The duration of works was approx 4 months with all of the defects addressed and the building given a new lease of life.
